The housing market will not improve until the inventory begins to decline. Today we have too few buyers pursuing too many homes; and the result is declining prices. The median price for a home in 2011 was $164,500 down about 2.5% form 2011. The inventory is still too high when we factor in the listed homes and the “shadow inventory” of homes that are in foreclosure, have been foreclosed, or are owned by banks but have not yet hit the market.

THE BIGGEST FACTOR

The biggest factor in the continued housing market decline is the depressed state of the Main Street economy. The onerous debt, joblessness, outsourcing, and oppressive corporate taxes are weighing down the American spirit. Buyers are convinced that we have not bottomed out so they are waiting for the economic tide to rise before diving into the housing market.
